Reserves Study Example

A Reserves Study prepared by CATALYST will be a very helpful tool for boards of directors and property managers to establish reliable sources of funding for ensuring that adequate amounts of money are available when required for physical needs replacements. Our Reserves Studies are very detailed, organized and easy to use. We use nationally recognized data sources for assessing costs and expected useful lives of each component and provide an in depth schedule reporting the timing of each expected replacement. We regularly follow up with our Reserves Studies to provide statutory updates.

E.I.F.S.

E.I.F.S. Example

EIFS, sometimes referred to as "synthetic" or "fake" stucco is an acronym for Exterior Insulation Finish Systems. It is composed of a layer of insulation foam applied to the outside of buildings which is coated with a waterproof membrane. When initially used in the United States, it was applied with the expectation that moisture would not penetrate behind this external barrier; and this is its fatal flaw. CATALYST is very adept at inspecting and finding areas on buildings where moisture is able to penetrate behind the skin and cause unseen internal deterioration. Most of the time our inspections do not need to do any destructive investigation to help a building owner understand the extent of likely damages and develop a plan of repair and a budget for remediation. Our reports are organized, easy to understand and provide the basis for developing a scope of work, if necessary. We recommend that owners of buildings with EIFS installed be professionally inspected at least every three years to ensure integrity of the components of the cladding and preempt potentially devastating structural damages.
