CATALYST prepares every construction project with meticulous planning. Plans prepared by outside designers are reviewed for errors, discrepancies, and details that may be needed for clarity. Specifications are very detailed, and the contracts are prepared to address nearly every eventuality. CATALYST also performs value-engineering to reduce costs up front and all during the project. Our approach to value-engineering is to respect the design team's aesthetic value while evaluating the design elements that do not produce value commensurate with costs. We create detailed financial reporting systems, including cash flows, estimate vs. actual cost tracking, and projections for cost to complete analyses during the project.

Course of Construction

CATALYST manages the construction process, making many technical decisions, advising and informing the Owner on various alternatives and pushing for schedule and budget critical decisions to be made in a timely manner. We demand accountability from the architect and contractor in a professional, unemotional manner, and conduct regularly scheduled construction progress meetings to address prior and upcoming issues. We monitor the schedules and pinpoint problems in advance, provide a communication hub for the project, and ensure quality control and adherence to the contract specifications and drawings. Costs are kept under control by reviewing change order requests, and examining progress billings for accuracy. We are present during the punch list walkthrough to spot uncompleted or defective work prior to releasing the final payment. And importantly, we provide important documentation of the project including photography, record keeping, communications and product data for future reference.

Cost and Quality Control

On nearly every project we have managed for our clients, our involvement has directly generated significant cost savings amounting to two to three times our fee. We are the ONLY member of the team with the stated goal of saving our clients money.

As your Representative to the construction project, we are extremely diligent in protecting your budget. We provide ongoing value analyses to present cost saving options. We not only create savings through value engineering, but also through challenging contractor's requests for extras, ensuring non-job related costs are not charged to the job and making sure proper materials are used efficiently. Our broad expertise allows us to recommend alternative construction methods and solutions to complex construction problems, saving both time and money while ensuring quality.

We closely monitor and massage the schedule, keeping the project on track, saving extra construction loan interest and other liquidated damages caused by avoidable delays.
