Cottagewood
Cottagewood is a cottage style, clustered housing development consisting of 51 single family homes in Lynnwood. CATALYST was brought in after construction was started to stabilize the construction process and consult on proper construction techniques to minimize the developer's future risks. We were instrumental in replacing several subcontractors who were causing problems with quality and schedules, changing the attitudes of disgruntled employees and bringing order to the project while expediting a lagging schedule. We were also the developer's liaison to new buyers and real estate agents and managed customer care during the warranty periods.
Des Moines Professional Center
CATALYST took complete charge of the design, development and construction management of this 7,300 three story office building. We provided detailed proformas, cash flows and lease up and marketing plans for the developer and oversaw all construction activity to ensure quality control and accountability.
Bradlee Building Exterior Renovations
The owner of the 9,800 warehouse/showroom wanted to upgrade the exterior appearance of his building and engaged CATALYST to conduct constructability reviews of the construction drawings and ensure they were completed in such a way as to minimize the potential for change order claims. Once drawings were completed we compiled construction bid documents and solicited and collected the contractor bids. We consulted with the owner on the sufficiency of the bids and prepared detailed bid analyses to ensure "apples-to-apples" comparisons.
GSIG Tenant Improvements
The building owner of this large office warehouse complex in Kent hired CATALYST to oversee the design and construction of the 11,200 square foot tenant improvements to the second floor. We made recommendations regarding the owner's interests for future ADA requirements and worked with the tenant and contractor to minimize impacts to other tenants in the building.
Vineyard Park at Bothell Landing
Vineyard Park at Bothell Landing is an 83,000 square foot assisted living complex in Bothell. The developer engaged CATALYST's services to manage the construction contractor and monitor quality control. We were instrumental in solving numerous building code problems, negotiating solutions with the city planning department as well as providing design detailing clarifying the developer's architectural drawings.
