Bayshore East Condominiums

Bayshore East Condominiums is a 40 unit development on the shores of Meydenbauer bay in Bellevue. With the waterfront sensitive areas and a salmon bearing stream running through this exterior renovation project, countless hurdles were brought to bear in obtaining approvals from the city. CATALYST was brought in to help solve the permitting and management problems the Board of Directors was experiencing. We redesigned much of the original plans to meet the numerous restrictions and regulations, and worked cooperatively with city building and planning departments to solve the problems and discrepancies in the codes while achieving an attractive and cost effective project.

We also worked very hard with the contractors and the Board of Directors to maintain momentum and workflow while the permit documents were being designed, revised and ultimately issued. Constant value engineering and vigilant attention to design and contract documents helped keep the project on target in terms of schedule and budget.

Yarrow Hill Planned Unit Development

Yarrow Hill is a 66 unit condominium complex overlooking Yarrow Bay on Lake Washington in Kirkland. The Board of Directors engaged the services of CATALYST to perform a building enclosure inspection on all of its 25 residential buildings plus the detached garages on site. Upon completion of the inspection we worked with the Board to develop a plan to repair noted deficiencies and bring the buildings up to date.

We meticulously prepared plans, scopes of work and bid documents and conducted interviews with a number of contractors to aid the Board in the selection process. Once selected, we prepared the contract documents and documented the project during construction while maintaining quality control and adherence to the contract documents.

CATALYST has been retained to perform Yarrow Hill's reserves studies, monitor homeowner alteration to common components and review homeowner projects for the Architectural Control Committee.

St. Francis of Assisi Family Center

The primary thrust of the St. Francis Master Plan was to construct a new gymnasium on the parish property. CATALYST provided continuous oversight to the design and construction of the project. The final project included a 9,600 square foot gymnasium, lobby, concession area and restrooms, and integration into the new classroom addition of the school. We continually found ways of value engineering the project and facilitated communication with the construction team. We worked closely with the contractor's project manager and superintendent to continually update financial information and maintain a high degree of quality.

St. Francis of Assisi Office and Rectory Conversion

CATALYST was instrumental in assisting the parish implement a Master Plan to develop a number of improvements to the parish property. In order to bring all the pieces together, it was determined that the historic old church on the property needed to be repaired due to the damages caused by the Nisqually Earthquake as well as convert the general meeting spaces into parish offices. This also entailed moving the existing offices out of the rectory and restoring the rectory to a private residence for the parish priests. We re-designed the project, including providing new ADA access, reception, offices, kitchenette space and conference rooms. We also obtained all permits and coordinated a number of general and specialty contractors to finish this work as inexpensively as possible. Ultimately the project was brought in for 1/3 the cost of the originally contemplated design and bid.

St. Francis of Assisi Classroom Addition

Phase one in the implementation of the parish's Master Plan was to add additional classroom space to the existing school, enabling the school to double its original capacity. CATALYST consulted on design, budget planning, presentations to the Archdiocesan Building Committee and construction monitoring and quality control. The classrooms were designed in order to facilitate the addition of the new Family Center as well as planning for a future 2nd story expansion.

Sewell Residence Remodel

This home suffered significant settling due to the failure of a timber retaining wall. CATALYST recommended the owner terminate his contract with his geotech and engaged a geotech associate who was able to recommend cost effective repairs under our direction. A unique system of tiebacks and quasi-soldier pile wall detailing allowed for construction and repair of the retaining wall using only manual equipment and materials handling on this difficult and steep slope. Upon completion of shoring work, we directed the work of another contractor to level the settled portion of the house and repair cosmetic and structural problems associated with the settlement.

Schwisow Residence

The Schwisow project was a complete strip and reclad of a relatively new home that was constructed with improperly installed EIFS (synthetic stucco). In addition, some fibercement siding had to be removed and replaced, much of the bituminous roof membrane and several defective windows replaced. Decks were also resurfaced to make them more waterproof. We researched and developed a system to deal with unusually warm temperatures on the upper floor due to solar gains and inadequate ventilation.

The Bluffs Condominiums

The Bluffs is a condominium overlooking Puget Sound that received a settlement for defective construction against the developer's insurance company. Upon settlement, The Bluffs requested CATALYST to review and revise the settlement documents in preparation for construction. We prepared construction drawings, obtained permits, and interviewed contractors on behalf of the Board of Directors. We conducted regular onsite meetings and worked with the Board and contractor to assure quality control and conformance to the contract.
